Hotelier Shamoon to Build Luxury Resort at Pearns Point in Antigua
Daniel Shamoon partners with Orange Limited to develop a 160-acre boutique resort featuring suites, villas and amenities within the Caribbean residential commun
Daniel Shamoon, co-owner of Luxury Hotel Partners and Small Luxury Hotels of the World, has entered a joint venture with Dutch entrepreneur Albert Hartog to develop a luxury boutique resort at Pearns Point, a residential community on Antigua's western peninsula. The partnership combines Shamoon's three-decade track record in high-end hospitality with Hartog's leadership of the 160-acre development through his company, Orange Limited.
The resort will include 20 single-story suites and 20 two-bedroom villas, alongside 36 three- and four-bedroom villas priced between $3 million and $6 million USD available for purchase. Both resort guests and Pearns Point owners will have access to shared amenities including a beach club accessible by boat, a signature restaurant supplied by an organic farm, a racquet club, ocean-view spa and fitness center, and a watersports hub. The design will maintain public beach access while preserving privacy for residents and guests.
Pearns Point's existing real estate market has shown early momentum. The development has sold 26 lots totaling $50 million USD. Current homesites range from $2 million USD for beachfront properties, while turnkey residences start at $4 million USD and finished homes at $20 million USD. Shamoon and Hartog also plan to develop two signature residences designed by James Hamilton Architects.
Shamoon's portfolio includes Hermitage Bay in Antigua, the Nobu Hotel properties in Ibiza Bay, Marbella and Marrakech, Marbella Club, Puente Romano Marbella, Teranka Hotel Formentera, and Hyde Miami. He is also developing The Beach Club, Barbuda, a resort opening in 2027 in partnership with Robert De Niro. Hartog established Pearns Point as a low-density residential community and has managed its infrastructure and utilities since inception.
"Our vision is to create a thoughtful destination that complements the existing Pearns Point community through timeless design, genuine hospitality and an authentic sense of place," Shamoon said. Hartog added that the hospitality component represents "an important next step" in establishing Pearns Point's appeal to international purchasers.
The resort sits approximately 35 minutes from Antigua's V.C. Bird International Airport, which offers nonstop service from New York, Miami, London and other major hubs. The development's timing reflects growing investor interest in Caribbean real estate driven by economic growth, rising property values and tax advantages. Whether the resort model successfully integrates with the residential community's existing owners will shape future luxury development strategies across the region's high-end market.
